The island has three parts: apartment towers along the trunk, villas on the fronds, and hotels and resort homes on the crescent. Each part trades at a very different price.

Prices and rents
Typical prices of ready homes and typical yearly rents on new leases, from Dubai Land Department records, August 2025 to July 2026.
Ready or off-plan. Ready homes sold for a typical AED 2,669 per sq ft, off-plan for AED 5,538. Off-plan was 39% of all sales.
Direction. Ready prices per sq ft went from AED 2,662 (Aug 2025 to Jan 2026) to AED 2,708 (Feb to Jul 2026), a change of +1.7%.
Villas: 93 sales at a typical AED 39 million. New villa leases with 4 bedrooms or more ran at a typical AED 1.3 million a year (171 contracts).
Gross yield is the typical yearly rent divided by the typical price of a ready home of the same size. It does not include service charges, fees or empty months.
Living in Palm Jumeirah

Apartments sit mostly on the trunk, in buildings such as Shoreline, Golden Mile and Marina Residence. The fronds hold private villas with their own beach. The crescent is home to resorts like Atlantis and newer branded residences.
The Palm Monorail runs the length of the trunk, from the Palm Gateway station near the tram to Atlantis. Most residents still drive; the island connects to Sheikh Zayed Road in a few minutes.
Off-plan homes sold for a typical AED 5,538 per sq ft against AED 2,669 for ready homes. Most new launches are branded or beachfront, so the gap reflects the product as much as the timing.

Most sales in Palm Jumeirah, August 2025 to July 2026.
93 villas changed hands in the year to July 2026 at a typical AED 39 million. Frond position, plot size and beach length move the price a great deal, so two villas on the same frond can differ by millions.
A ready 2 bedroom sold for a typical AED 4.5 million, from 446 sales of that size. New 2 bedroom leases were around AED 220,000 a year.
Gross yields are about 4.9% to 5% for 1 to 3 bedroom apartments and around 6.3% for studios. They are lower than in Dubai Marina or JVC because purchase prices are higher.
The typical ready price per sq ft moved from AED 2,662 (August 2025 to January 2026) to AED 2,708 (February to July 2026), a rise of under 2%.
