In most of Dubai, owning a flat costs less each year than renting the same flat. The catch is the buying fees, about 7% of the price, which you only earn back if you stay long enough.
We worked out both sides for a typical 1 bedroom in 11 areas, using real sale prices, real rents and each area's service charge.
- areas where owning a 1 bed costs less a year
- 11 of 11
- fastest payback, International City
- 2.6 years
- slowest payback, Palm Jumeirah
- 47 years
- mortgage rate used
- 4%
Prices and rents: Dubai Land Department sales and new leases, August 2025 to July 2026. Service charges: 2026 RERA-approved budgets.
The short answer
- Staying 5 years or more in a mid-priced area: buying usually wins.
- Leaving within 3 years: renting wins almost everywhere, because the fees never pay back.
- Palm Jumeirah and Downtown: rents are low next to prices, so buying only pays if prices rise.
1 bedroom: renting vs owning, per year
| Area | Typical price | Rent a year | Cost to own a year | You keep a year | Years to earn back fees |
|---|---|---|---|---|---|
| International City | AED 450,000 | AED 43,000 | AED 28,730 | AED 14,270 | 2.6 |
| Dubai Silicon Oasis | AED 700,000 | AED 60,000 | AED 41,212 | AED 18,788 | 2.8 |
| Arjan | AED 950,000 | AED 72,000 | AED 52,757 | AED 19,243 | 3.5 |
| JVC | AED 1,000,000 | AED 75,000 | AED 56,059 | AED 18,941 | 3.8 |
| Sobha Hartland | AED 1,350,000 | AED 87,000 | AED 68,650 | AED 18,350 | 5.1 |
| Dubai Hills Estate | AED 1,500,000 | AED 95,000 | AED 76,320 | AED 18,680 | 5.5 |
| Business Bay | AED 1,450,000 | AED 95,000 | AED 78,158 | AED 16,842 | 5.9 |
| Dubai Marina | AED 1,517,500 | AED 95,000 | AED 78,488 | AED 16,512 | 6.3 |
| Dubai Creek Harbour | AED 1,725,000 | AED 105,000 | AED 88,434 | AED 16,566 | 7.1 |
| Downtown Dubai | AED 2,050,000 | AED 120,000 | AED 104,215 | AED 15,785 | 8.7 |
| Palm Jumeirah | AED 3,000,000 | AED 150,000 | AED 145,808 | AED 4,192 | 47 |
The pattern is clear. The cheaper the area, the higher the rent compared with the price, and the faster buying pays back.
2 bedrooms: renting vs owning, per year
| Area | Typical price | Rent a year | Cost to own a year | Years to earn back fees |
|---|---|---|---|---|
| International City | AED 712,737 | AED 60,000 | AED 43,535 | 3.2 |
| Arjan | AED 1,435,000 | AED 103,000 | AED 79,992 | 4.3 |
| JVC | AED 1,500,000 | AED 105,000 | AED 84,777 | 5.1 |
| Dubai Silicon Oasis | AED 1,200,000 | AED 85,000 | AED 68,624 | 5.1 |
| Dubai Hills Estate | AED 2,421,500 | AED 150,000 | AED 122,340 | 5.8 |
| Sobha Hartland | AED 2,350,000 | AED 145,000 | AED 121,031 | 6.5 |
| Dubai Creek Harbour | AED 2,630,000 | AED 159,786 | AED 135,369 | 7.1 |
| Business Bay | AED 2,250,000 | AED 140,000 | AED 122,100 | 8.4 |
| Dubai Marina | AED 2,500,000 | AED 145,000 | AED 128,370 | 10.0 |
| Downtown Dubai | AED 3,474,270 | AED 190,000 | AED 173,427 | 13.7 |
| Palm Jumeirah | AED 4,500,000 | AED 220,000 | AED 219,745 | never, at flat prices |
Bigger homes pay back more slowly in the prime areas. A 2 bedroom in Dubai Marina takes 10 years, against 6.3 for a 1 bedroom. Building by building prices are in our Dubai Marina buying guide.
Example: a 1 bedroom in JVC
| Owning | Per year |
|---|---|
| Mortgage interest (AED 800,000 at 4%) | AED 32,000 |
| Service charge (806 sq ft at AED 16.39) | AED 13,210 |
| Lost interest on AED 271,220 of your cash at 4% | AED 10,849 |
| Cost to own | AED 56,059 |
| Rent for the same flat | AED 75,000 |
Owning leaves you AED 18,941 a year better off. The buying fees of AED 71,220 come back in about 3.8 years, and your loan payments build equity on top.
When renting is the better choice
- You may leave Dubai or move area within 3 to 4 years.
- You cannot keep 6 months of costs aside after paying the deposit and fees.
- You want Palm Jumeirah or Downtown and do not expect prices to rise.
Buying also ties you to one building. Check its service charge first: in some towers it runs above AED 30 per sq ft and wipes out the saving.
Questions buyers ask
Is it cheaper to rent or buy in Dubai?
In all 11 areas we checked, owning a typical 1 bedroom costs less a year than renting it. You need to stay long enough to earn back the 7% buying fees: from 2.6 years in International City to 8.7 years in Downtown.
How long should I stay in Dubai before buying makes sense?
About 4 years in JVC or Arjan, about 6 in Dubai Marina or Business Bay, and longer in Downtown and Palm Jumeirah.
Where does buying pay back fastest?
International City (2.6 years), Dubai Silicon Oasis (2.8) and Arjan (3.5), where rents are high compared with prices.
Does this include price growth?
No. Prices are held flat on purpose. Any price rise is a bonus on top.
How we worked this out
- Price and size: the middle value of ready 1 and 2 bedroom apartment sales in each area, Dubai Land Department, August 2025 to July 2026.
- Rent: the middle value of new residential leases (renewals left out) for the same size and area, same period.
- Mortgage: 80% of the price at 4% a year, close to the 3-year fixed rates UAE banks offered in October 2026. First-year interest only.
- Buying fees: 4% DLD fee, 2% agency + VAT, AED 4,200 trustee fee, mortgage registration, valuation and admin. See how to buy an apartment in Dubai.
- Service charge: the area's median 2026 RERA-approved rate per sq ft, multiplied by the typical size.
- Prices are held flat. If prices rise, buying wins sooner. If they fall, later.
